Hello mates - 

I am facing the same job this spring.

I have used the hot water treatment before... you are right to think about
the effects of anti-freeze steam.   Perhaps non-toxic would be less horrible
than the green stuff; but I am sure you knew that.  I have never yet found a
combination of silicone grease and hot water to fail.
