It is hard to fully answer your question.  As to marinas there are quite a few within a 25 mile radius of Annapolis, and most have at least one A30 in residence.  As to houses that is even harder to answer.  Many of the Annapolis waterfront communities have their own marina.  These are normally quite less expensive than the commercial ones, and friendlier.  Many community marinas use sweat equity as part of their cost control.

Again this depends on what you are looking for in both house and marina.    If commuting doesn't bother you, you might want to look in the Annapolis area.  Commuting from Annapolis is a lot better than from Northern Virginia.  The Virginia traffic is much worse.
